Avg Housing Prices up 90% in Bengaluru’s Bagaluru Since 2020; 79% at Dwarka Expressway
According to Anarock, Dwarka Expressway in Delhi-NCR ranked fourth with an average appreciation of 79%, while housing prices in Bengaluru’s Bagaluru experienced the most increase in appreciation of 90% since 2020.
Based on the largest new supply observed over the previous five years, real estate consultant Anarock examined pricing trends in the top three micromarkets of the seven largest cities. Based on the statistics, Bagaluru in Bengaluru experienced the greatest price appreciation, rising by 90% between the end of 2019 and June of this year. According to Anuj Puri, Chairman of Anarock, “average residential prices at Bagaluru jumped from Rs 4,300 per sq ft in 2019 to Rs 8,151 per sq ft in H1 2024.”
Kokapet in Hyderabad comes in second place with an 89% price appreciation. In H1 2024, prices increased from Rs 4,750 per square foot in 2019 to Rs 9,000 per square foot. Whitefield in Bengaluru came in third place, with an 80% increase in home values throughout that time. From Rs 4,765 per sq ft in 2019 to Rs 8,600 per sq ft in H1 2024, average prices rose. Dwarka Expressway in the National Capital Region ranks fourth with a 79% price appreciation. From Rs 5,359 per square foot in 2019 to Rs 9,600 per square foot in H1 2024, average prices rose. Sarjapur Road in Bengaluru, with a 58% price increase, was ranked fifth. Here, the average cost increased from Rs 5,870 per sq.ft in 2019 to Rs 9,300 per sq ft in H1 2024.
Bachupally in Hyderabad came in sixth place, with average prices per square foot rising by 57% to Rs 5,800 from Rs 3,690. Tellapur in Hyderabad, with an average price per square foot that increased by 53% to Rs 7,350 from Rs 4,819, was rated seventh. Panvel, located in the Mumbai Metropolitan Region, rose 50% in price from Rs 5,520 per square foot to Rs 8,300, placing it in eighth place. New Gurugram in the Delhi-NCR is ranked ninth. The average price per square foot increased by 48%, from Rs 6,100 to Rs 9,000. Dombivli from MMR came in tenth. From Rs 6,625 per square foot at the end of 2019 to Rs 9,300 per square foot, the rates increased by 40%.
